    Every jurisdiction in the Washington DC, Maryland, and Virginia area handles permits differently. Understanding the process before you start can save weeks of delays and prevent costly mistakes.

    Montgomery County, Maryland

    Montgomery County requires a comprehensive permit application that includes architectural plans, structural engineering, and energy compliance documentation. Plan for 4–8 weeks for residential permits.

    Fairfax County, Virginia

    Fairfax has moved much of their process online, which can speed things up — but the review process is thorough. Expect detailed feedback and potential resubmissions. Budget 6–10 weeks.

    Washington, DC

    DC has the most complex permitting environment in the region. Historic district reviews, zoning overlays, and DCRA requirements can extend timelines significantly. For major renovations, plan for 8–14 weeks.
